I haven't done one of these in a while, and I used to only let them out to those who signed up. But, there are a couple of good deals that just popped up, and I wanted to bring them to your attention. I'll be happy to get more information for anyone with an interest.

I received a price reduction report this morning on a home in Ranchos de Taos that is now down 34% since it was listed. It has dropped $95,500.

This alert turns up a Vista Linda home, 3000 sq ft, with 3 bedrooms and 3 baths. It has had 5 price reductions since the original listing, and is approaching a price that I would consider it a value buy. In fact, if one could negotiate 3% to 5% off now, it would be a good deal.

This is listing 84116, and here's the link to the full detail report. Even using a lower end value for the 1.25 acre lot of $75,000, if one could negotiate the current $407,000 list price down to $400,000, it would be a structure cost of around $108/sq ft. Here's the history:

Right in the heart of town, this home is an easy stroll to the Plaza, restaurants, galleries and shops. It is being sold by heirs, and is listed at less than $75/square foot in structure value after deducting the 0.43 acre lot value.

Taos real estate doesn't throw out bargains in town often, so you'll want to check this one out.

This is an alert to a property that I've identified from my hotsheet report as a possible value. Though I haven't visited it, based on my Taos real estate market experience and the recent drop in the price, I see this as a property that may interest a value buyer. First, I apologize for the Realtor who, after almost 90 days on the market, doesn't feel the need to publish more than one photo of this property. Though it is advertised "as-is" by the heirs, images would help my out-of-area customers to get an idea of condition. It was occupied, so it's likely to be a reasonable rehab.

It is shown in this detail listing report to have been built in 1882 and remodeled in 1992. With 2988 sq feet, this could be a great buy for those wanting to live in town. This is the first price drop from an original list price of $310k, so an offer now should be a little on the low side to test the heirs' resolve. Or, just watch it for the next decrease.

Arroyo Seco has become even more popular after the recent makeover and new shops and galleries. It's always been a great location, halfway between town and the ski valley.

There is a small home, right in the heart of the village, that has been steadily reduced in price until it's reached a value benchmark, down 40+% from original list price.

This is a foreclosure home that has gradually dropped in price to where I like the value potential.

I don't usually get to do much in the way of value alerts for foreclosure homes here. It's usually a condition or location issue. I've know about this one for a while, and now, due to today's price drop, think that it should be on the radar of some investor or handy resident. It will need a new septic system. Due to lot size, it will need to be a special septic, so the cost would be double or more that of a standard leach field system.
