The Taos County MLS, Multiple Listing Service, Taos real estate market, covers all of Taos County. In our MLS is also the Angel Fire Area, Eagle Nest, Red River, Dixon, Embudo and other areas south of the Town of Taos.

There are more than 40 named "areas" in the Taos real estate MLS. Visitors to this and other sites can narrow their searches by MLS area, but it helps to know where these areas are located in the Taos real estate coverage area. Terrain in the market varies from flat sagebrush to alpine mountain forests. For this reason, it's helpful in narrowing down searches by area.

Since distances can cover as far away as the southern Colorado border, Mora, NM, and south past Dixon and Embudo, NM, knowing the location of Taos real estate areas can make it easier to search the entire Taos real estate MLS for properties that are closer to town or to ski areas. The farther from the Town of Taos center and the Taos Ski Valley, generally the lower the prices you will encounter.

Taos Real Estate Listings Searches – What You See

The National Association of Realtors and the Department of Justice just settled a suit concerning how listings are displayed on the Internet from our Multiple Listing Services. It's not something we need to go into detail about, but one thing seems clear. The current IDX (Internet Data Exchange) listings display, though modified a bit, will remain in place.

What is IDX? Though you may see very different presentations, site designs, backgrounds, etc., the IDX is an agreement between MLS participating brokers to display the Taos real estate listings of other participants. Part of this agreement is that only the agreed-upon information fields will be displayed. You are seeing precisely the same information on every Taos real estate site you visit.

You may have been frustrated by the lack of detail, one example being no acreage for a property. I too am frustrated by this, as it is a throw-back to the original agreement, crafted a few years ago. However, you will find that there is a button on my search pages to "Get More Detailed Reports on Listings." It will take you to a short form where you can enter MLS numbers for listings of interest. I'll send you the full detail reports on those listings, with all of the data entered into the MLS by the listing brokerage.

This is not an automated process, but I'm usually very quick in getting back to you. If you're really wanting to follow Taos real estate listing activity for certain types and price ranges of properties, use the "Get Custom New Listing Email Alert Reports" button. The form is a bit longer, but allows you to tell me where your interests lie, price ranges, acreage, property types, bedrooms, baths, etc. I will create an alert search that will email you once a day with any new listings or with price changes on listings that match your search criteria.

This is the absolute best way to watch the Taos real estate market, as you'll know about new listings before most of the Realtors do. They will only be listings that match your criteria, and you'll know when a price drops if you're watching a property. Remember that these automated emails will come from the entire Taos real estate MLS, thus all listings of all brokers.

Taos Real Estate – Vegas de Taos Subdivision

The Vegas de Taos Subdivision isn't a named area of the Taos Real Estate MLS. Below is a map of the area, as well as a video. This is a well-maintained subdivision about a five minute drive from Taos Plaza.

Sold Statistics Are Out for 2007

As we do every year in January, we've prepared an extensive report, this year about 90 pages, of the property sold statistics for the previous year. This report takes you back for annual comparisons all the way to 2000. As the MLS database purges sold statistics after five years, we think this is the only place you can look back seven years at the sales histories for the MLS areas in Taos real estate.

If you don't need the entire .pdf report delivered, you can look at 2007 statistics for each area of the MLS on their MLS Area Information page. On that page you'll also find the current well depths from the state engineer's site, the area placed on a Google Map, and a video for most areas.

Taos MLS Area Data for Pilar

Pilar is about 15-20 minutes south of Taos, right off the highway to Santa Fe. It sits in the valley with the Rio Grande River running right through the area. Rafters in season go right by homes along the river.

Ground cover is pinon, juniper and sagebrush in the foothills, and trees around the river. There are camping and picnic areas west of the town on the river on the way to Carson.

Taos MLS Area Data for Penasco

Penasco is southeast of Taos, about a 30+ minute drive over the mountains. It is a farming and ranching community, much of it situated in a pretty valley. The Picuris Pueblo is adjacent to Penasco as well.

Virtually any kind of construction you want is in this area. Homes are from the very old to the new. Land cover is all types, with many treed areas, running water and foothills.

Taos MLS Area Data for Llano Quemado

Llano Quemado borders the Ranchos de Taos area to the south, and is east of the highway. Starting out as a mesa with sagebrush ground cover, to the east the area becomes foothills with pinon and juniper.

Older and newer homes, mobiles and differing construction are all here. This is not a large area, and homes for sale aren't plentiful in this area.

Taos MLS Area Data for Llano Mesa

Llano Mesa is south of Taos and west of Ranchos de Taos. It overlooks the Country Club and Vista Linda areas. Land cover is sagebrush, and views are great. Parts of the area have views back down over the Town of Taos.

Construction is very mixed in this area. Be sure to enter it from the north, as well as the south, as there is a difference in property types going in.

Taos MLS Area Data for Lama

Lama is north of Taos, about a 20 to 25 minute drive. It is about the farthest northern area that still supports vacation homes. Some of this area was burned in a fire in the 80's, but there are homes to be found.

Land cover is sagebrush, pinon and juniper. Terrain is foothills.

Taos MLS Area Data for Hondo Mesa

Arroyo Hondo is about 15 minutes drive north of Taos. Hondo Mesa overlooks Arroyo Hondo. The area borders the Rio Grande Gorge and has large views in every direction. It is almost impossible to live here without a nice view.

Ground cover is sagebrush, with a very few areas with pinon and juniper. There are various home styles, with some new pueblo and territorial homes as well.
