Taos Real Estate

We all read about the problems in real estate markets worldwide, particularly in the U.S.  Foreclosures are at an all-time high.  People are walking away from homes because they're under water in their mortgages.  Prices have crumbled in many markets.  So, what's the deal with Taos?

Well, first of all, Taos is not your typical real estate market.  We have very little relocation for employment, no large industry moving in our out, nor do we have large tract subdivisions with thousands of homes.  We're a vacation home market at the high end, a difficult market for locals with little "low end," and our "middle" is really pretty pricey compared to many urban areas, including Albuquerque.

But, that's not to say that we don't also have foreclosures, and lately they've been creeping up the price scale.  There are also deals to be had that are pre-foreclosure, but not advertised as such.  You have to watch the market for the hints.  And, watching the market is really easy if you keep up with my real estate alerts, and subscribe to custom email alerts for new listings and price changes that meet your property criteria.

One of my buyer clients this year purchased an 1800 sq ft home in the Upper Ranchitos area at a huge discount to value.  She did it by subscribing to the custom search alerts, and acting when this property she'd been watching dropped it's price for the fourth time, and reached her "magic number."
