This hotsheet is for the period July 1 through today, the 13th. In a continuing slide of sold property average prices, the seven properties that closed in this period in the Taos real estate MLS averaged only $155,700.

Several appeared to be condos in Red River, but others were definitely bargain hunters making low deals. Though all closed at or near their current asking price, the closing price averaged a large 29% off of the original list prices. This brings up a point about the Taos real estate market for potential buyers. Prices are dropping, and homes are being scooped up when they hit that magic number that works for a buyer.

You should get on an alert list to watch the price drops, getting email notifications when they happen. This way you'll have the earliest knowledge, and have a shot at buying them before others catch on. Once the price hits a certain point, offers usually follow quickly.
