1. To help compare the same period over a couple of years, I've also included the same calendar time frame from Nov 13 through Dec 4 for 2006 and 2005 respectively.
2. As you'll see, the average and median prices of sold homes aren't that different.  There is a significant spread in this year's report between the average and median, with the median for both homes and land being a good bit lower than the average.  So, more homes and land are selling on the lower end, while there are a few at higher prices bringing up the average.
