Taos Real Estate

This is the breakout of currently active listings for land and homes in the Taos real estate MLS.

• Homes - 718 listed, average price of $515,712, median price of $389,000, average 287 days on market (only single family, condos not included)
• Land - 1112 listed, average price of $156,602, median price of $89,900, 395 average days on market

In comparing these numbers with the sold statistics for single family homes in 2007:

1. Average price of all sold single family homes in 2007 was $365,076.
2. Median price of all sold single family homes in 2007 was $324,500.
3. 67 homes sold at more than $500,000 in 2007, while 215 are currently listed at over $500,000.

It appears that our current average home price listed is still well over the average sold prices by $100k+.  Using last year's number of sales over $500k, we have a 3+ year inventory right now.
