Taos Real Estate Searches and Websites
In case you've wondered what different homes and land you might turn up on searches for Taos real estate around the web, I wanted to clarify the systems out there a bit. Let's take them in order of how effective they are, meaning how many of the listings you'll see:
- MLS, or Multiple Listing Service on IDX (Internet Data Exchange) sites - Most of the local brokerage sites displaying Taos real estate listings search pages will be members of the IDX. We all display the same data fields of information for every listing in the MLS for the Taos Northern New Mexico MLS. That doesn't mean the screens will look the same, as each brokerage is free to have special programming to enhance their display. However, they will all display the same listings, all the listings as updated every day, and the same data fields. So, while you might like the look or ease of use of a certain brokerage's IDX search, you will not see any more or fewer listings.
- Realtor.com - Because of the relationship with the National Association of Realtors®, and thus Realtor.com, all Taos real estate MLS listings end up on that site. I find their search interface to be a pain, and they will rank displays according to which real estate agents pay extra for better position or enhancements. I don't like it, because it makes it more difficult for you as the searcher in order to generate revenue. However, all of the listings are there. The other thing is that Realtor.com takes the data fed to it and creates descriptions, so you don't see what the listing agent entered as it was placed in the MLS.
- Trulia, Zillow and other large sites - You will not find all of the Taos real estate MLS listings on these sites, as they do not get data feeds from the MLS. Trulia does cooperate with some franchises, thus there are a lot of them there, and it is not a bad site. Zillow has fewer. Some of the listings on these sites are old, perhaps no longer listed, and lag the listings in the MLS. Though you may find useful information there, at this time you will not be seeing all properties available in the Taos real estate MLS. See relevant links below...
I hope this explanation helps, and I'm not recommending any over others. However, if your goal is to know about everyting listed in the MLS, then a participating broker's IDX search is where you'll find all listings updated daily.
