A. Case No. P&Z 2008-23

R. Hisey under contract to Full Moon Development LLC, property owner, Mark Yaravitz, agent; requesting Annexation and Zone Change to R-4. The 2.0 acre property is located at 425 Este Es Road, in the County Rural zone.


Results of this hearing:

1) The applicant will be required to get a letter from the Town of Taos

Public Utilities Director affirming that there is sufficient water and

sewer line capacity to support the proposed annexation and zone

change.


2) The applicant will be required to get a review from the Town of Taos

Development Review Committee on the proposed annexation and zone

change.


7. PUBLIC HEARINGS-CERTIFICATE OF APPROPRIATENESS

A. Case No. P&Z 2008-21

Elaine & Emile Levy, property owners, David Espinoza/Monica Herrera, agents; requesting a Certificate of Appropriateness, for a residential addition. The property is located at 519 Camino de la Placita, in the R-14 (multi- family) zone within the HOZ (historic overlay zone) of the Town of Taos.

Results of this hearing:


This application was approved with the following conditions:

  1. The applicant submit a stucco sample for the proposed new addition to the subject building at the time a building permit application is applied for with the Town of Taos Planning and Zoning Department.


  1. The applicant submit a corrected window schedule which complies with the criteria of section 4-20.8 subsection (G)(5)(d) of the Town of Taos Land Use Development along with color samples for the proposed window trim at the time a building permit application is applied for with the Town of Taos Planning and Zoning Department.


  1. The applicant submit a color sample for the proposed roof color at the time a building permit application is applied for with the Town of Taos Planning and Zoning Department.


  1. Any significant deviations from the architectural plans that are approved by the P&Z Commission shall need to be reviewed by the Planning and Zoning Department and/or the Planning and Zoning Commission.




B. Case No. P&Z 2008-22

Steven Gomez, property owner, requesting a Certificate of Appropriateness, for a residential addition and also requesting a sideyard setback Variance. The property is located at 111 Valverde Street, in the R-14 (multi-family) zone within the HOZ (historic overlay zone) of the Town of Taos.

Results of this hearing:


These Variance and Certificate of Appropriateness Requests were

approved with the following conditions:


  1. The applicant submit a stucco sample for the proposed remodel and new construction on the subject building at the time a building permit application is applied for with the Town of Taos Planning and Zoning Department.


  1. The applicant submit color samples for the proposed doors, columns, and corbeles at the time a building permit application is applied for with the Town of Taos Planning and Zoning Department.


  1. The applicant submit a door and window schedule with his building permit application that fully complies with the criteria of section of section 4-20.8 subsection (f)(5)(d) of the Town of Taos Land Use Development Code which states “[Doors and Windows]: Window openings or areas shall be bullnosed and framed by wood casings. Doors shall be wooden or a combination of wood and glass” so that the town’s building officials are aware of the approved window and door styles.



  1. Any significant deviations from the architectural plans that are approved by the P&Z Commission shall need to be reviewed by the Planning and Zoning Department and/or the Planning and Zoning Commission.




8. MATTERS FROM STAFF / COMMISSIONERS / PUBLIC

Tuesday Sept. 9th.
