Influences on the Taos Real Estate Market
The fact that approximately 65% of the land in Taos County is owned by the Pueblo, the Bureau of Land Management, and Carson National Forest, accounts for the long term appreciation of land values. Couple this with the unique mix of high desert sagebrush land cover as well as alpine forests, and you have an area with something that appeals to just about everyone. Far from requiring effort to locate good views, there are few land parcels in the Taos area that do not afford excellent views either upward toward the mountains or sweeping panoramas downward.
Rising gas prices have contributed to the cost of building in the Taos area. Taos really is not on the way to anywhere. Even with softening demand, rising material costs will maintain upward pressure on the cost of construction.
As the boomer generation retires, demand will switch to retirement from vacation homes. With its excellent climate, a modern and growing hospital, a reasonable cost of living, and many cultural activities, the Taos New Mexico area should continue to grow.
As more permanent residents arrive, pressure to improve the airport facilities should overcome resistance at some point. Once the airport facility is able to serve a regular airline, this will generate a positive effect on the real estate market.
The trend to overprice homes and wait for the rising market should also begin to wane. With more permanent residents and fewer vacation homeowners, there will be less of a tendency to overprice and continue to use the home while testing the market.
