Walking the Talk in Taos Real Estate - Listing Photos
It still amazes me how many listings never end up with photos in the MLS. A check today shows:
- 15% of home listings have 4 or fewer photos, though 9 can be input
- 17% of land listings have NO photos, while 66% have 4 or fewer
- A whopping 80% of home listings have no virtual tour link in the listing
- Less than 2% of land listings have a virtual tour link
It’s interesting the number of advertisements put out by the National Association of Realtors and local real estate brokerages, all touting the value of the expertise of a Realtor when listing real estate for sale. Perhaps spending less on marketing and more on training would be quite valuable. The focus is on trying to maintain status-quo for commission structures, instead of serving clients better with new technology.
Gallery Realty of Taos does many more home photos than the nine uploadable to the MLS. We syndicate them over many sites on the Web. We also do a Virtual Tour of EVERY listing, home or land. The tour is also separately syndicated as a video to multiple video sites, including YouTube, MetaCafe, Yahoo Videos, and Google Videos.
If you’re currently listed, ask your broker what they’re doing with photos and video to market your property. If you’re thinking of listing, get in writing before, and as links after, the images and video that will be used and where it will be shown. In today’s very slow market, it’s even more important.
