Looking at this report, some comments come to mind:

1. Sold prices average and median are still well below the average and median of listings as a whole.  Bargain hunters are buying, but overall the market is list priced above the prices at which buyers are willing to commit.

2. Currently 991 homes listed at an average price of $466,970, median price of $349,900.  1109 land listings average $224,053, and median at $95,000.

3. As the median listed home price is 25% below the average list price, there are a lot more homes available at lower prices than in better times.
