Two adjacent parcels, one just reduced.

Yesterday, I sent out a value alert on a 3.74 acre parcel on Tune Drive. I had a request for more info, so I picked up the plat and other information. It seems that the adjacent piece, also 3.74 acres, listed quite a while ago, was just reduced from $115,000 to $90,000.

So, we have almost 7.5 acres available at a combined listing price of $178,000. I think one might get both at a combined deal around $175k in today’s market. As they are already separate lots, it could be an investment play, building on one and holding the other for appreciation. See the plat of both lots below.
