The National Association of Realtors and the Department of Justice just settled a suit concerning how listings are displayed on the Internet from our Multiple Listing Services. It’s not something we need to go into detail about, but one thing seems clear. The current IDX (Internet Data Exchange) listings display, though modified a bit, will remain in place.
What is IDX? Though you may see very different presentations, site designs, backgrounds, etc., the IDX is an agreement between MLS participating brokers to display the Taos real estate listings of other participants. Part of this agreement is that only the agreed-upon information fields will be displayed. You are seeing precisely the same information on every Taos real estate site you visit.
You may have been frustrated by the lack of detail, one example being no acreage for a property. I too am frustrated by this, as it is a throw-back to the original agreement, crafted a few years ago. However, you will find that there is a button on my search pages to “Get More Detailed Reports on Listings.” It will take you to a short form where you can enter MLS numbers for listings of interest. I’ll send you the full detail reports on those listings, with all of the data entered into the MLS by the listing brokerage.
This is not an automated process, but I’m usually very quick in getting back to you. If you’re really wanting to follow Taos real estate listing activity for certain types and price ranges of properties, use the “Get Custom New Listing Email Alert Reports” button. The form is a bit longer, but allows you to tell me where your interests lie, price ranges, acreage, property types, bedrooms, baths, etc. I will create an alert search that will email you once a day with any new listings or with price changes on listings that match your search criteria.
This is the absolute best way to watch the Taos real estate market, as you’ll know about new listings before most of the Realtors do. They will only be listings that match your criteria, and you’ll know when a price drops if you’re watching a property. Remember that these automated emails will come from the entire Taos real estate MLS, thus all listings of all brokers.
