Home Insurance in Rural Taos Areas
Those purchasing homes in the Taos real estate market can get surprised by their homeowner insurance premiums. The distance to the nearest water source for fire is the culprit in many cases. When we come to terms on a purchase agreement for a home, one of my first concerns is to have the buyer(s) contact an insurance company for a quote. If the company has recent experience in that area, then they’ll know the location of fire hydrants, stations, etc.
If there is any doubt about the closest source of water for fire, I will drive the area and attempt to locate newer resources that might not be in the records of the insurer. In one case, the distance was great enough that Lloyd’s of London looked like the only option. However, we found a stream with a fire water tap that had been recently installed, and it made a huge difference in premiums.
