Which Homes Sell Fastest in The Taos Real Estate Market?
We real estate professionals are always telling sellers that the condition, overall look, and mostly the price are the factors that will determine how long their home stays on the market. Now, I’ll grant that the Taos real estate market is a bit different than most. However, the same general rules apply to most residences.
This article in the Real Estate Journal illustrates these statements with numbers. The sub-article is titled “Homes That Sell in Days.” True, it’s a big city market, but these things still apply to buyers here. When I talk to a seller, I want very much for them to understand that my commission is not on the radar when I’m recommending listing prices. I’m trying to get their requirement for timing of a sale, and then to match that to a price influenced by home condition and presentation.
I would rather you list at too high a price with someone else. Then, in six months to a year when the home isn’t sold, you’re not taking the listing to another broker with a poor opinion of my ability. I do two market analysis reports, one for recent sold properties, and another for currently listed competition. Then I follow up on the competitive market periodically to see where we stand. There is a difference in Realtors®.
