Save Money with Real Estate Consulting for Your Listing

You do not have to sacrifice service are marketing to utilize a consultant for real estate. What you do lose is a large expense for commissions. You can save significantly in your listing, if you follow a consulting model properly. We are here to help you understand how it works. A few bullet points to get you started on the thought process:
- Sellers pay an upfront fee to the consultant.
- Consultant markets home in all the normal ways.
- Consultant carries a seller through negotiation and closing.
- At closing, sellers save thousands of dollars in commission.
That’s the oversimplified version. However, you will find upon learning how this system works, that your savings are significant. You will also find that you will not sacrifice service, and that your home or land will be marketed effectively by Gallery Realty of Taos. The difference is in the upfront payment, which compensates Gallery Realty of Taos for their time and efforts on your behalf. We gladly trade off a big payday at closing in exchange for being paid for our expertise in time. Here’s an example listing to illustrate savings:
$480,000 home to be listed. Example normal commission of 6%, would be commissions of $28,800 - That’s $14,400 each to the listing brokerage and brokerage bringing the buyer
- With Gallery Realty of Taos consulting, you pay $ 795 up front for our listing setup services
- You pay another $100/month for each of first three months, to bring up front payment to $1095
- At closing you pay us $4400, capped flat rate for all services, marketing and transaction work
- That’s $1095 + $4400 = $5495 total for all services through closing and marketing
- Assume you paid a buyer agent their $14,400, then your savings would be:
$14,400 listing commission - $5495 = $8905
