Repair Negotiations for Buyers

Once your home inspector delivers the inspection report, an important process begins. Repair negotiations with the seller can be delicate. Many deals fall through over repair demands and seller refusals.

  • You decide what you can let go and what you want fixed.
  • We prepare those items in an “Objections” form and submit to the Seller(s).
  • The Seller(s) indicate what they will or will not do.
  • You decide if their response is adequate or not.

Usually, there isn’t a lot of back and forth here, as Sellers have an idea from the beginning what they’re willing and able to do in the way of defect corrections. If their broker advised them properly, they have left a bit of wiggle room in their final price for repairs. If not, they usually decline to do anything. If they do have some wiggle room, then there can be some negotiation as to what’s most important to you. This prioritizes your repair issues for the Seller, and they can place a dollar amount on them.

Remember that even the wording of the “Objections” document can be important. There are ways to indicate your acceptance of certain conditions, as well as those you want corrected.
