The Tougher Taos Negotiation Explanation


The Taos real estate market is quite different from the urban markets where many property transfers are the result of moving for jobs or family growth. This is a vacation and resort home market. For that reason, there are a few realities that impact negotiations:

  • Sellers usually do not have to sell
  • Buyers usually do not have to buy
  • The first two items make negotiations more difficult

Many sellers in Taos are enjoying their property several times a year. For whatever reason, they decide they want to sell. However, if the property sits on the market for a while, they just keep enjoying it. This is one reason that prices might be set higher, with a lack of hard motivation to sell.

Buyers on the other hand, are desirous of a vacation home, but they are currently coming out and renting condos or homes anyway. There is no pressing need to own a home. They can continue to come out annually and rent each time.

As you can see, there isn’t a huge amount of motivation on either side in these cases. It makes for tougher negotiations all around. It doesn’t mean that they have to be acrimonious, but they may take several counter offers and some creative solutions to differences.
