Taos Real Estate-The Title Binder

Though we are moving toward a more computerized system, there is still a great deal of manual work involved with the title research to produce a binder for Taos real estate. At busy times, if can take two to four weeks to get a title insurance binder.

This document binds the title company to issue a title insurance policy if their requirements are met. At times there will be a need to go back to the records for death certificates, quit claim deeds, or other documents necessary to insure good title.

The surveyor will not proceed until the binder is issued and they have a copy. Out of state lenders can have problems with our slower pace. This is usually one of the first lessons new residents get in dealing with the laid back pace of Taos and Taos real estate.
